To escape high property values, one might consider going to Ritzville?  There actually is a town with that name, but it isn't the ritzy part of some metropolitan area.  Ritzville is out in the dry wheat ranching country of eastern Washington State south west of Spokane.  An area that may still be affordable, at least for a while.  Photo taken in Washtucna.
